Different types of survey

There are 3 different types of survey: 

1. Basic valuation - this establishes the property's value on the open market. It is usually commissioned by mortgage lenders to establish that there is sufficient value in the property to cover the loan.

2. Home buyer's valuation and survey report - this is more detailed than the basic valuation but the surveyor will not inspect unexposed or inaccessible areas, such as the roof space or below floorboards. 

3. Full structural survey - this is a comprehensive report on the state and condition of the property although it will be subject to some exclusions. Generally, you should carry out a full structural survey if the property is more than 80 years old, is of high value or major alterations are planned.
